Our clients’ home in the Katy Cinco Ranch community was clearly showing signs of its age. When they decided the time had come for a comprehensive makeover, they consulted with their son, who is an architect in California. He provided his parents some initial design ideas for their master bathroom and accompanied them on a visit to a local tile and stone vendor. During that appointment, they asked the store manager for the names of reputable and trustworthy general contractors. Since the son could not be in town to assist in the execution, he wanted to know his retired parents would be placed in good hands. The manager provided only one name – TriFection. Following a phone conversation between the son and TriFection owner Jeff Reina and a subsequent in-home meeting, our clients felt very comfortable TriFection would be an ideal fit for the project. We were able to custom fabricate a granite top for their vanity and provide a Katy block glass transformation for these homeowners.
Project scope and budget defined
After listening to our clients’ priorities, our first step was to help them define the appropriate project scope given the stated budget. Their son had come up with some very good options for the master bath; however, the associated cost of each would likely preclude them from addressing other important needs, such as sheetrock repairs and painting throughout the house, refinishing a formerly beautiful marble floor, new carpet, refreshing the look of kitchen cabinets, replacement of a very large block glass window, etc. So, we agreed to remodel the master bathroom while staying within the existing footprint of the room. As result, we saved major expenses that would have been required for structural framing and the relocation of plumbing and electrical.
Custom Fabricated Vanity
The existing bathroom vanity cabinets were in decent shape, so instead of replacing them with new custom cabinets, our cabinet finishers repaired the normal wear-and-tear and painted them Extra White from Sherwin Williams. We brought the vanity to life by custom fabricating and installing Siena Bordeaux granite countertops and backsplash. We also installed two Mirabelle undermount sinks and Delta Dryden faucets in a chrome finish. Our clients selected Berenson Swagger cabinet hardware in a polished chrome finish to provide a more modern look. Five new Hudson Valley vanity lights completed our revamp of the vanity area.
Shower and tub area challenges
The shower and tub space was quite unique. The tub decked into a radius exterior wall that transitioned into another curved wall that formed one side of the shower. To complicate matters, both walls featured large block glass windows with missing mortar and rapidly deteriorating structural support. We expertly replaced these windows with modern blocks while addressing the necessary framing issues.
During the course of rebuilding the shower, we lowered the shower curb to allow for safer entry and exit as our clients will age gracefully in their home for many years to come. We also added a bench seat and grab bars for additional safety and comfort. We laid Sonoma Sky tile in the shower, 12″x24”on the shower walls and 2″x2” on the floor. To give the design more distinct character, we carefully selected an accent tile that not only provided a nice pattern but was also small enough to work on the radius walls. The choice was 6” Antico honed 1″x1″ mosaic liner. We installed this band on the shower walls, in the soap niche, and behind the new American Standard Cadet freestanding bathtub outside the shower. We used an Antico 1″x12″ pencil liner for a border.
Our clients chose plumbing fixtures from the Delta Dryden line, including their H2O kinetic shower head in a chrome finish. Clear frameless glass with polished chrome hardware closed off the shower space. For final bathroom touches, we added LED recessed lighting and painted the walls Sherwin Williams Agreeable Gray, the ceiling Bright White, and the trim Extra White.
Other rooms in need of TriFection’s help
As part of this project, we also painted nearly all of the home’s interior walls with the same Agreeable Gray found in the bathroom. This modern, fairly neutral color provided a perfect backdrop for the impressive artwork collection our clients have accumulated for over 50 years as well as many pictures of their beautiful family, including several great-grandchildren. We also painted their kitchen cabinets, restored a marble floor after another company had damaged it years ago, and replaced the carpet in the master bedroom.
A masterpiece finished just in time
Our clients were thrilled we finished the work in time to host the wife’s 80th birthday party (we should all hope to look and feel half as good at that age). Their home has now been restored to its former glory and looks spectacular. It is an appropriate venue for their large family special occasions and the daily display of fine art. Besides the obvious outcome, they were very pleased with the process of how we got there, particularly the communication, transparency, scheduling and cleanliness. The wife commented,
